|
 |
|
| Driving
for five minutes north from the beaches and bustle
of Limassol, you pass through the village of Yermasoyia
and up to the picturesque Yermasoyia Lake (fishing,

the edge of the lake brings you to the approach to
Akrounda Village and to Villa Camino nestling in the
foothills with a backdrop of mountains. |

|
Access |
|
 |
|
| The
villa is set away from the road and is accessed by
a long private, orchard-lined drive arriving at a
Parking Courtyard surrounded by trees, high stone
walls softened with lush planting and a heavy timber
three-car car port. Set in the stone walling, the
entrance to the villa is via a medieval panelled oak
door. |
|
|
|
|
|
|
Entrance |
|
 |
|
| The
oak entrance door leads into a shady, pergola-covered
garden with feature mosaic floor and high glazed entrance
doors to the villa interior. This courtyard opens
out into the stunning central Pool Courtyard within
the heart of the villa. |
|
|
|
|
|
|
Hall/Dining
Room |
|
 |
|
| The
glazed entrance doors lead into a high-ceilinged Hall
and directly through to the Dining Room. This area
has a high, panelled ceiling, marble flooring and
a series of glazed doors leading out to the terracing
and gardens beyond. Off the Entrance Hall is a Cloakroom. |
|
|
|
|
|
|
Kitchen |
|
 |
|
| To
one side of the Dining Room a passage, with access
to a walk-in Pantry, the garden terrace and staircase
to Lower Ground Floor leads through to the feature
circular Kitchen with its exposed heavy timber ceiling,
oak units, double fridge/freezer and granite cooking
range including two ovens, microwave oven, gas and
electric hobs and electric barbecue.
Off the Kitchen there is a Utility Room with oak storage
units, utility sink, washing machine, tumble dryer
and gas hob.
The rear door leads out to a Utility Yard with Store
and herb garden. A lattice door then leads back out
to the Parking Courtyard. |

|
Garden
Room |
|
 |
|
| The
Hall also leads through to the Garden Room with it’s
full-width glazed screens opening onto the Pool Courtyard
on one side and the Garden Terraces on the other.
This room provides an informal sitting/coffee/music
room and with it’s open aspect, stone fireplace
and timber panelled ceiling, it has the feeling of
a covered external space which ideally suits the Cyprus
climate. |
|
Lounge |
| The
Garden Room leads directly through to the stately
Lounge with it’s high panelled ceiling, clerestory
windows, large chandelier, gallery to three sides,
impressive stone fireplace with raised hearth and
panelled marble flooring.
This room again has glazed screens opening out to
the Pool Courtyard on one side and to the garden on
the other. |

Pool
Courtyard |
|
 |
|
| This
Courtyard forms the central heart of the villa and
epitomises the skilful balance between modern and
traditional, stately and homely which is evident throughout
the villa.
The feature cruciform pool, with it’s Jacuzzi
and mosaic floor, is set within a tranquil, plant-laden
pergola cloister and overlooked by an arched gallery
with the unique ‘floating’ balustrading
used throughout.
Surrounding the Courtyard are the Garden Room, the
Lounge, Bedrooms 2&3, the Spa Area, the Study/Office
and the stairs to the First Floor. |
|
Bedrooms
2 & 3 |
| Bedrooms
2-5 are identical in form with these two being at
Courtyard level with Bedrooms 4&5 on the First
Floor.
Although identical all of these rooms have achieved
a character of their own.
Each room is of double bed size and is provided with
it’s own en-suite Shower Room and Walk-in Wardrobe. |
|
Spa
Area |
| This
sensitively-located area provides pure indulgence
with it’s Jacuzzi Bathroom, Sauna and feature
external shower.
Behind the Spa Area is the Boiler Room and Garden
Store. |
|

good-sized room with all the power and communication
connections required for a full office facility.
Sensibly located away from the Living Areas (with
it’s own external entrance) but still enjoying
the poolside outlook. |

| Accessed
from the Library Gallery, this terrace enjoys views
of the mountains on one side and over the valley to
the other. |
|
Tower |
| The
Tower is accessible from the First Floor landing and
provides a quiet haven with 180° views of the
surrounding countryside. |
|
Lower
Ground Floor |
| The
Lower Ground Floor is accessed from the extended main
drive, from the garden or from the ‘secret’
staircase adjoining the Kitchen.
Contrasting the classical elegance of the main villa,
the lower ground quarters exude an old world charm.
Traditional Cypriot stone walls, archways and exposed
heavy timber beams and ceilings give a distinctly
‘village’ character whilst providing modern
luxury facilities.
This area, being cut into the original hillside, benefits
from the surrounding ground keeping it a mild temperature
throughout the year without requiring much of the
heating and air-conditioning provided.
|
|
‘Secret’
Staircase |
| The
Lower Ground Floor can and often does function independently
of the main villa but has this single internal link
which has been under-stated almost to the point of
hiding it.
Descending this narrow spiral staircase you get a
distinct feeling of leaving one world and entering
another. |

Gardens |
|

|
|
| The
mature gardens comprise a variety of areas, each with
their own distinct appeal.
The Snooker Terrace leads up to a small formal garden
with central water feature, radiating paths, palm
trees and a surrounding hedge of hibiscus and bougainvillea.
Formal steps and a waterfall lead up to the Main Terrace
which is accessed directly from the Garden Room, Dining
Room and Kitchen. This area is extensively paved but
with a small grassed area adjoining a cascading fish
pond. There is a detached, covered circular Barbecue
/ Bar with heavy timber structure and bar top. The
part of the Main Terrace outside the Garden Room has
a pergola cover and leads to the long, decked Lounge
Terrace which provides views back to the village,
up to the mountains and down to the valley below.
Beyond this terrace the garden is largely laid out
to rolling grass with stone steps and gravel pathways.
These lead around the villa and up to the Tennis Court
and down to the Studio / Guest House and Paddock. |
|
Studio
/ Guest House |
| This
detached building was originally a stable block but
has been converted into an attractive Studio with
it’s own Kitchenette and Shower Room. |
|
Tennis
Court |
| This
full-sized court can be accessed from the gardens,
the First Floor landing or from the main drive.
It is overlooked by attractive wide banked seating
formed with heavy logs set into the landscaped ground.
Behind the Court is a screened storage area which
sensitively hides the solar panels and large satellite
dish facilities. |
|
Orchard |
| Overlooking
the Tennis Court and adjoining the access road, the
Orchard has a variety of fruit trees.
The adjoining land is a long-established citrus orchard. |
